What Makes a Basement Renovation “Legal”?
A legal basement means more than just a finished space. It means the renovation was planned and built with Ontario's Building Code and your municipality's requirements in mind — protecting your investment, your insurance, and the safety of anyone who lives there.
Minimum Ceiling Height
Habitable rooms in a secondary suite typically require a minimum finished ceiling height (often around 6'5" in Ontario). We assess your basement and discuss options if height is a concern.
Fire Separation
Legal basement suites require fire separation between units — typically 5/8" Type X drywall on the ceiling and shared walls, plus fire-rated doors. This is a critical safety requirement we always include.
Egress Windows
Every basement bedroom in a dwelling unit requires an egress window — an opening large enough for safe exit in an emergency. We install egress windows as part of legal basement builds.
Separate Entrance
A secondary suite typically needs a private entrance that doesn't require passing through the main unit. This may be an existing side door or a new opening — we help plan the best solution.
Electrical & Plumbing
We coordinate with licensed electricians and plumbers for code-compliant electrical panels, outlets, and plumbing rough-ins. Smoke and CO detectors are required in specific locations.
